What are the advantages of renting a condo or beach house over a hotel room?

A condo or vacation house is an ideal alternative to a hotel room. A few of the key advantages are more space and more amenities for your hard-earned dollar. Spread out in your private bedrooms and baths, relax in the living room, soak up the scenery on your own balcony, and enjoy your fully equipped kitchen.

What is the down-payment to make a reservation? [ back to top ]
We require a down-payment to secure a reservation, which must be made on a major credit card (MASTERCARD, VISA, AMEX, DISCOVER). We do not accept checks for the Reservation Down-Payment. This down-payment varies depending on the rental property, rental fees and length of stay. The minimum down-payment is $500 or 100% of the total reservation charge. However, for all reservations of 28 days or more, the down-payment is a $1000 or 25% of the total rental fee, whichever is greater. Note this is a Reservation Down-Payment and NOT a Security Deposit.

I made a reservation, what’s next? [ back to top ]
After you have selected one of our lovely vacation rental properties and made a reservation with TeemingVR, we will process your down-payment (typically within 24 hours) and email you a reservation confirmation. The week prior to your arrival date we will email your Check-In Documents which include your final confirmation, driving directions, complex and access information, along with how to obtain the keys to your rental property. Please print and familiarize yourself with all the provided information prior to your arrival. In order to gain access to the rental property, you will need to bring the print-out of your Check-In Documents. Don’t forget to purchase Travel Insurance!

How do I check in to the condo or home? [ back to top ]
The driving directions should bring you directly to your reserved property and the access information should indicate any special instructions (such as gate codes). If renting a condo, pull into your condo complex and park in the designated spot. Refer to the emailed access information to check if your rental has an assigned space. Most of our properties are equipped with either a LockBox on or beside the entry door of the rental or a keyless digital door lock. Enter the key-code provided to you in your Check-In Documents to obtain your key from inside the LockBox or access property through keyless lock. After unlocking the keyed property, return that key to the LockBox (which will safeguard against future lockouts). Two key rings are located within the property. The beauty of this system is that you can arrive any time after the 4:00pm check-in (at your convenience). Note there is NO lockout service provided, so save that key-code. The onsite rental office is not responsible for any problems within your rental. Since we have NO association with the complex office, the ONLY reason to go to the office is to obtain a parking or pool pass (if applicable).

Do I have to pay a Security Deposit? [ back to top ]
The Reservation Down-Payment is strictly to secure your reservation and does not cover any damage to the vacation property. This original deposit is applied to the balance due on your final rental fees. You must select between purchasing a Damage Waiver or an additional $500 Security Deposit. The Damage Waiver is automatically charged to guest when booking online. If you select the Damage Waiver, a nonrefundable fee is added to the reservation. This waiver is a property and duration specific fee. In the event that a rental guest accidentally (defined as a sudden and accidental event that causes property damage) damages any real or personal property, the limited Damage Waiver reimburses the private property owner or management company for up to $1,000.00. This is a non-insured product. Guests remain responsible for any accidental damage in excess of $1,000 and hereby agree that any amounts over $1,000 will be charged to their credit card on file. At this point it is best for guest to make a claim on their home insurance policy under the coverage “Damage To Property Of Others” and the coverage is usually up to $1,000. Once again, note that Damage Waiver does not include damage that is intentional, deliberate or as a result of negligent and/or illegal behavior.

Do I need to clean before I leave? [ back to top ]
Of course not, you are on vacation and are our guest! A standard departure cleaning charge is added to each reservation. However, the vacation rental property should be left in an orderly condition with all items put back the way they were when you first arrived. The standard cleaning fee includes laundering of one set of sheets for each bed and towel bath sets equivalent to the maximum occupancy of the property. Note that you/guest must wash and dry beach towels before your departure. Excessive laundry loads (i.e. in excess to above amounts) will entail an additional $20 per load charge added to the quoted cleaning charge. Please let us know if you would like to arrange any additional mid-week maid service.

What are my departure responsibilities? [ back to top ]

  • Leave property reasonably clean and in order with all items put back the way they were when you arrived.
  • Double check property so you don’t leave anything behind.
  • Dishwasher should be loaded and run upon leaving.
  • Wash and dry all beach towels before departure.
  • Lock all doors and sliders.
  • Leave property keys on kitchen counter and spare key back in LockBox (if applicable).
  • Please place provided water conservation cards on any unused beds and help us protect the environment by not doing any unnecessary laundry.

What if there is a hurricane or tropical storm? [ back to top ]
Be advised TeemingVR’s cancellation policy does not provide refunds for unforeseen developments such as illnesses, mandatory hurricane evacuations or similar events that can affect your vacation. We strongly recommend that you purchase Travel Insurance.

Are all the vacation properties non-smoking? [ back to top ]
Yes, all of our condos and vacation homes are non-smoking (including the balcony or porch).

What does a standard vacation property of TeemingVR offer? [ back to top ]
Since our rental properties are privately owned, the contents of each individual one will of course vary. However, in a standard rental property in our network you will find fresh linens, bedding, towels, beach towels (for beach locations), dishes and silverware. All of our facilities have a kitchen equipped for basic cooking needs. For your convenience, initial set up supplies such as soap and toilet paper, should be furnished in property, however this cannot be guaranteed. Note that vacation rental properties are self-catering accommodations. Typically, all properties have a television.

Can I bring my pet with me on vacation? [ back to top ]

Can I bring my boat, wave runner, etc.? [ back to top ]
Our system does allow you to do an advance search for rental properties that you can park a boat and trailer. Most of the parking areas at the condo complexes are limited, so many (especially older complexes) have parking space for cars only. There are exceptions, so please search amenities on the property description page for boat parking. To avoid the hassles of wrestling with a trailer and boat ramps, not to mention parking issues, you might want to contact any of the numerous fishing charter captains or boat rental companies in the area.

What about lost items? [ back to top ]
TeemingVR is not responsible for any lost, stolen, or damaged personal items. If you have lost an item during your stay, please notify TeemingVR as soon as possible. We will contact the cleaning company and/or inspect the residence in an effort to help you in locating your missing item. If we discover any personal property, TeemingVR will notify you to arrange retrieval. If you do not claim your lost personal property within a month, we will donate or dispose of the items. You will be responsible for paying for any and all shipping charges plus a $25 handling fee (consider that sometimes it costs more to return your property than it is actually worth).

When are holiday reservations available online? [ back to top ]
You may block out your reservations for holidays online as early as 365 days prior to the date of arrival. Holiday weeks book up early, so the sooner you book the more likely the property you are requesting will still be available.
